Rent comes in net of fees and repairs, all through one account.
Basis and depreciation get pieced together at tax time.
Rehab receipts pile up unsorted until April.
Partnership returns turn into a scramble.
The books don't match the bank.
QuickBooks Online with each property tracked separately, one set of books per entity, property manager statements booked in full, and every account reconciled monthly.
Months or years of rental books brought current, then kept current.
How we keep the books: every closing statement is booked line by line - price, acquisition costs, loan costs and prorations - so each property's basis is right from day one.
Rental income and expenses reported from books we already keep.
Form 1065 and K-1s for multi-member LLCs, with each partner's capital tracked through the year.
For investors with on-site staff. Gusto pays your team and files payroll taxes; we set it up, review each run and tie it to your books.
Tell us about your properties, your entities and where the books stand.

★★★★★“Went in for a few questions, came out a client. Shane walked me through everything he was doing for my recent start up with a rental property. Straightforward and respectful.”
★★★★★“Shane's been great. Took over my bookkeeping, cleaned up a couple of years of mess, and made quarterly taxes a non-event. Easy to reach, explains things in plain English.”
★★★★★“Shane handled my business return and actually explained what he was doing and why. No surprises, no last minute scramble. Highly recommend Evergreen!”
Yes. We're 100% remote and work by phone, video and online. We've filed returns in 20 states. Tell us where your properties are on the fit call and we'll confirm we can handle each state.
We keep investor books in QuickBooks Online. Tracking each property separately uses class tracking, which needs QuickBooks Online Plus or Advanced. If you're on a spreadsheet or another tool now, we'll set up QuickBooks Online and bring your history over as part of a catch-up.
Monthly bookkeeping is priced by door count: $300 a month for 1–5 doors, $550 for 6–15, $850 for 16–30, and a written quote from $1,200 above that. That covers one entity and up to 3 bank and card accounts; each additional LLC is $100 a month. Schedule E returns are quoted per property count. Partnership returns and catch-up work are quoted after a quick look at your records. Every quote is in writing before work starts.
Closing statements for each property, bank and credit card statements, loan statements, your rent roll or leases, property manager statements if you use one, and last year's return with its depreciation schedule.
No. Those need a cost segregation firm, a qualified intermediary or an attorney. We'll work alongside them and keep the books so everything is recorded correctly.
Shane Panas does the work himself. He's a bookkeeper, an IRS PTIN tax preparer and a QuickBooks ProAdvisor. We keep books and prepare returns; we don't represent clients before the IRS.
No. Shane is a PTIN tax preparer and QuickBooks ProAdvisor, not a CPA. For most rental investors, the job is books kept by property and an accurate Schedule E or partnership return, and that is exactly what we do. If you need an audit, IRS representation or a cost segregation study, we'll tell you on the first call and point you to the right professional.
